Understand the words that appear in drawings, quotations and renovation discussions.
- Scope of works
- The written description of what is included in the renovation and what is excluded.
- Measured survey
- Recording the actual dimensions and relevant existing conditions of the property.
- Specification
- The agreed materials, products, performance criteria and finish requirements.
- Variation
- An agreed change to the original scope, with its cost and programme impact recorded.
- Allowance
- A provisional budget item that needs a later selection or more information.
- Snag list
- A recorded list of remaining items to review or complete at handover.
- Waterproofing
- A coordinated system to manage water at surfaces, joints, drains and penetrations.
- Substrate
- The existing or prepared surface beneath the final floor, wall or roof finish.
- Setting-out
- Planning the exact positions of elements, joints and edges before installation.
- Building envelope
- The parts separating the inside from the outside, including walls, roof and windows.
- Commissioning
- Checking and adjusting an installation so its agreed functions can be demonstrated.
- Community of owners
- The organisation through which owners manage shared elements of a property. Confirm its role for your project.
- Turnkey renovation
- A coordinated renovation package whose exact inclusions still need to be defined in the contract.
- Thermal bridge
- A part of the building envelope where heat passes differently from adjacent areas. Its treatment needs technical assessment.
- Movement joint
- A designed separation allowing parts of a finish or structure to move without assuming a rigid connection.
